Honestly guys, even though nothing has happened yet I feel some relief. I am not the only one screaming till I am blue in the face that something is wrong. We cannot be dusted anymore or told we need to adjust the telepost.

Unfortunately things will need to get uglier before they get better.

The other two beams in question are marked out here. One along the stairs again and the other front to back.

I really suspect that front to back one because it seems like the second floor is pressing down on the main based on the joist giving out below the bathroom/laundry room wall.

Either I or someone else is going to be opening up those areas to have a peak. We're just waiting on them to agree before we cut.

There is also a drywall joint that is becoming more and more visible around the "non-load" bearing wall.

Coming down the stairs I can see one on the other side of the wall.

I am also curious if mechanical is allowed to pass through because the ceiling isn't dropped.

I was able to map things out from dropping the pot lights.

Talking to someone I know in real estate, we're f'd. We have to fix it. If I sell I have to disclose which means we take a giant loss. If we don't disclose WE open ourselves up to potential litigation. I also heard the same thing from someone who is more of an acquaintance. So two for two.

I initially really wanted to move. But we love our yard, we love the cove and the area. We have great neighbors, my parents are just a few houses over, we don't want to leave.

But I know ultimately we will have to leave for a while.

We're not there yet but I can see it looming on the horizon.

I am not an engineer but it seems like installing new columns, repair or replace other hacked stuff... It seems pretty doable.

If it turns into a huge job, you'll be out of there for a bit tho. I agree.

We're already looking Air B&B's, we just need a plan and a timeline.

I'm feeling fairly certain a large portion of the main floor will have to be demoed if not completely refinished.

I don't want to get to far a head of it though.

Hey Everyone, if you're taking the time to read this then I say a big thank you, too you!!

To anyone familiar with the story I am sorry to bore you with the details but my wife and I purchased a new home in 2023 and with the help of our family we were able to stretch our life savings to not have a mortgage.

We bought a ready to move into show home because we had a baby, neither of us had the time to deal with much besides our current commitments and it was across the street from my parents. My in-laws are two streets over so it's ideal for everyone.

At the time I was running my busy and successful HVAC company and renovating our old house in preparation to sell. Between those things, my wife, child and menagerie of animals I was extremely busy.

Long story short the house is a POS. It's falling apart everywhere!

I have since learned some of our new home is made up of used items from other builds, I even was lucky enough to get a paper trail with the help of distributors and suppliers.

I am hiring a structural engineering firm to perform an assessment on my house, then the final piece is a few quotes to prepare for litigation.

This whole process has been extremely difficult for my wife and I. She had to experience more of the failures in real time; water pipe letting go on the second floor, coming out potlights and a perfect square it found in the ceiling.
All this while at home trying to take care of a baby and I'm out working in the field trying to coordinate repairs :/

Some of you may be aware that I started a YouTube channel called Rebuilding This New House. It's to document Discovery, again for litigation, and to go over the process and repairs.

If any of you could subscribe, like, share, comment, anything for it to gain more traction. That would help me out tremendously in dialing up the pressure on these guys.

To top it all off the real estate company is related to the builder so they have basically stone walled any complaints we have had. They just say we're being to critical and we got "good value".
Don't worry, they'll be named in the lawsuit as well.

It's mind blowing, you know?
I am an upstanding contractor who takes care of his customers and it just boils my blood that this has happened to us.

After purchase I was very critical of the builder because he spoke very highly of himself and the work they do. He said he's a custom builder, so I called him to task on that. Then he said we built the home to fit the "Winnipeg" market. Basically brow beating me that we're poor here.

Well, our agent used similar language when I pressed him about it, "you bought a starter home in a nice neighborhood." WTF

They have all convinced themselves of their own lies. "We're quality" "We're selling good value products" etc etc
Frankly, I don't know how they can lay their head down at night and catch any zzzz's.

That said, I am so happy we finally have something in writing that points to how shabby they actually are! My assessment of 100k to bring this house up to par is looking closer and closer to accurate, maybe too low actually.

The builder emailed my wife at 7pm last night.
Bless his heart he didn't want us going into the weekend thinking he wasn't on the case LOL

He's going to reach back out next week with his "suggestions" LOL

House Update!

Its not good, but I think we all knew this would get uglier before it improves.
